Is a buyer's agent
worth the fee?
Honest maths on what $9,800 of buyer's agent service actually buys — when it pays for itself, when it doesn't, and the signs you'd do fine solo.
We sell this service, so take the framing with appropriate salt — but the maths below is the same maths we show clients in the first consult. If it didn't net out, we'd tell you to save the fee.
A buyer's agent does four things: search, inspect, verify, negotiate. Each has a dollar value; whether the sum exceeds $9,800 depends on your situation.
When the fee pays for itself
Time-poor buyers: the average purchase we see takes 60+ hours of searching, inspecting and chasing agents. At a professional hourly rate, that time alone exceeds the fee.
Negotiation: our purchases average $31k under first asking. Even discounting for seller flexibility, the negotiation edge typically covers the fee several times over.
Avoided mistakes: the building report that finds $80k of defects, the strata with a special levy brewing, the auction you get talked out of. One dodged bullet usually pays the fee by itself.
Inspection #4 that week. The shortlist gets ruthless.
The fee question isn't 'can I afford an agent'. It's 'can I afford to negotiate blind'. — Tom Whitfield, buyer's agent
When you'd do fine without us
If you're buying in a suburb you know cold, have a conveyancer you trust, and have the weekends to do inspections properly — you can absolutely do this yourself. The buyers who get burned solo are usually the time-poor ones or the emotional ones, not the careful ones.
Honest test: if you can name the last five comparable sales for the property you're chasing and explain why each compares, you're ready to negotiate yourself. If not, that's the gap we fill.
What the fee doesn't buy
A buyer's agent doesn't guarantee a bargain — some properties are just priced well, and we say so. It doesn't make stock appear where none exists. And it can't fix a budget that doesn't reach your suburb list; what it does is redirect the list fast, with evidence. If you're on the fence, book the consult — we'll tell you which side you're on.
