The service

Management that actually manages.

A rental isn't set-and-forget. Rents drift, maintenance gets deferred, and suddenly the asset's underperforming. Priya's team keeps the numbers honest: market rent reviews, fast maintenance turnarounds, tenants screened like it's their own money.

A third of our rent roll came from other agencies — usually after a bad tenant or a landlord who'd had enough of chasing callbacks. Transfers take about a week and we do all the paperwork.

  • Quarterly routine inspections with photo reports
  • 6.5% management fee, one week's rent leasing fee
  • Maintenance approved by you first — nothing over $300 without a call
  • Tribunal representation included if it ever gets that far

Process

How handover works.

Whether it's a new investment or a transfer from another agency, the process is the same.

1

Rental appraisal

We inspect and give you a realistic weekly rent plus any compliance gaps — smoke alarms, water efficiency, the usual traps.

2

Agency agreement

One page of terms, fee schedule attached. Transfers: we serve notice to your old agent ourselves.

3

Marketing and viewings

Photos, listing, viewings. Most of our properties lease inside ten days at the right rent.

4

Screening

ID, rental history, employment, references and database checks. You get a shortlist and our recommendation — the choice stays yours.

5

Lease and condition report

Lease signed, bond lodged, condition report photographed room by room.

6

Ongoing management

Quarterly inspections, maintenance coordination, annual rent review and a statement your accountant will actually like.

Other ways we help.

Most clients use two or three of these together — bundles are cheaper, check the price page.

Who does the work

Your manager: Priya Sharma.

Priya built our rent roll from 12 properties to 190+ since 2015. She knows the Residential Tenancies Act the way some people know football stats, and tenants respect her for being fair and fast.

Every landlord gets her direct line. No ticket numbers, no rotating portfolio managers — if something's wrong at your property, you talk to the person who inspected it.

  • Licensed agents only — no juniors learning on your property
  • One named contact from start to finish
  • Written updates after every inspection or milestone

Questions

Landlord questions.

The practical stuff owners want to know.

Full screening: ID, payslips, rental history, reference calls and national tenancy database checks. We shortlist two or three and you make the final call.

We act early — reminder at day 3, formal notice at day 14, tribunal application if needed. Our arrears rate is 0.4% because screening does the heavy lifting up front.

Tenants lodge requests through us. Anything under $300 that's genuinely needed gets fixed immediately; above that we call you first. Emergency repairs are done regardless — that's the law.

Yes — it takes about a week. We serve the notice, collect bonds and ledgers, meet the tenant and update the lease contact. You sign two forms and we do the rest.

No — we do standard residential leases only. Long-term tenants, stable income, lower wear. If you want Airbnb management we'll point you at someone honest.
