Buyer's agent in
Sydney's south-west

Bright Future Homes searches, inspects and negotiates your property purchase across Canterbury-Bankstown — a licensed buyer's agent working for you, not the seller.

The service

A professional on your side of the deal.

Buying in this market is a part-time job most people don't have time for. We do it for you: shortlisting real options, skipping the staged ones, and reading the contract before emotions get involved.

Tom, our buyer's agent, spent eight years as a valuer before joining us. He prices a property against actual comparable sales — which is why our clients rarely overpay, and why we walk away from deals that don't stack up.

  • Typical engagement runs 4–12 weeks from brief to keys
  • Fee is $9,800 fixed: $2,000 engagement, balance only on successful purchase
  • Every contract and strata report reviewed before you offer
  • We bid at auction for you, or negotiate private treaty direct

Process

How the search works.

Six steps, and you can stop after any of them — though most people stick around once they see the shortlist.

Buyer's agent and client reviewing a property shortlist
1

The brief

Forty-five minutes on what you actually need: suburbs, must-haves, deal-breakers, real budget. No wish lists, no judgement.

2

Search and shortlist

We trawl listed, off-market and coming-soon stock. You get a shortlist with honest notes, not a link dump.

3

Inspections

We inspect first and film everything. You only visit the two or three that survive our questions.

4

Due diligence

Contract review, strata search, building report coordination, comparable-sales pricing — before you offer a dollar.

5

Negotiation or auction

We set a walk-away number together, then negotiate or bid. Poker face included.

6

Settlement

We track the contract through to keys, chase the solicitor and do the pre-settlement inspection with you.

Other ways we help.

Most clients use two or three of these together — bundles are cheaper, check the price page.

Who does the work

Your agent: Tom Whitfield.

Tom joined us in 2023 after eight years valuing residential property across south-west Sydney. He's inspected more than 4,000 homes and can spot a cosmetic renovation over a structural problem in about ninety seconds.

He works a maximum of six active searches at a time — a rule we keep so every client gets real attention, not a weekly automated email.

  • Licensed agents only — no juniors learning on your property
  • One named contact from start to finish
  • Written updates after every inspection or milestone

Questions

Buyer's agent questions.

The ones people ask before signing — and a few they should.

$2,000 to engage us, $7,800 when you successfully buy. If you pause the search or we don't find you a home, the balance is never charged. Fixed means fixed — it doesn't scale with the purchase price.

No — we're genuinely independent on the buy side. We search the whole market including other agencies' stock and off-market properties we'd never get to sell ourselves.

Yes, it's included. Tom has bid at 60+ auctions. We agree a ceiling beforehand, in writing, and he doesn't exceed it no matter how the room feels.

Great — bring it in. We'll still do the contract review, pricing analysis and negotiation on it. That's where most of the value is anyway.

Four to twelve weeks is typical. First-home buyers in a hurry have done it in three; picky investors have taken five months. We work at your pace.
