Bright Future Homes · Service
Property investment advice
in Sydney's south-west
Bright Future Homes gives investors straight numbers — suburb research, yield maths and a plan for the next purchase — with no property stock to push.
The service
Advice from people who sell here daily.
Most 'investment advice' is a funnel for off-the-plan stock. We don't have stock. What we have is fifteen years of sales data in these suburbs, a rent roll that shows real yields, and no reason to tell you anything but the truth.
Sessions are run by Tom — ex-valuer, now our buyer's agent — so the numbers come from someone who prices property for a living, not someone reading a script.
- Strategy session: $490 for 90 minutes and a written action plan
- Full portfolio plan: $2,900 including two suburb reports
- Written analysis of yield, growth drivers and risk for each option
- We tell you when NOT to buy — about a third of sessions end that way
Advisory in numbers
We take zero commissions from developers or project marketers — the advice is the product.

Process
How a session works.
Structured but personal — you leave with a written plan, not a vague feeling.
Position review
Income, equity, borrowing capacity, goals. What you're actually working with — not what you wish you had.
Strategy fit
Cash flow vs growth, house vs unit, local vs wider. We map options against your real constraints.
Suburb shortlist
We pick target areas from our own sales data — where yields hold, where supply is coming, where to avoid.
Numbers on paper
Purchase price, rent, costs, net yield, realistic growth scenarios. Written down so you can test them.
Action plan
What to do next, in order, with timelines — including 'wait six months' when that's the honest answer.
Execution support
If you buy, our buyer's agent service takes over the search. If you hold, we check in at the next review.
Other ways we help.
Most clients use two or three of these together — bundles are cheaper, check the price page.
Recent work
Investments we've shaped.
Real outcomes from client plans — yields, not promises.

Who does the work
Your advisor: Tom Whitfield.
Tom spent eight years as a residential valuer before joining us — he doesn't guess what a property is worth, he models it. His advice comes with the comparable sales attached.
He'll also talk you out of bad purchases. A client came to us set on an off-the-plan apartment; the strata maths killed it. They bought a duplex instead and still send Christmas cards.
- Licensed agents only — no juniors learning on your property
- One named contact from start to finish
- Written updates after every inspection or milestone
